The Healthy Homes Renovation Tax Credit is a new permanent, refundable Personal Income Tax credit to assist with the cost of permanent home modifications that improve accessibility or help a senior be more functional or mobile at home.

The credit is worth up to $1,500 each year, calculated as 15 per cent of up to $10,000 in eligible home renovation expenses that will help seniors stay safely in their homes. It can also be claimed by senior homeowners and tenants, and people who share a home with a senior relative.

Amounts claimed by couples are subject to a combined maximum of $10,000 in eligible expenses per year. Different family members in a shared home can claim the credit. However, the total amount of the eligible expenses that can be claimed, per year, by all of those family members cannot exceed $10,000.

What expenses qualify?

Some examples of eligible expenses include:

• certain renovations to permit a first-floor occupancy or secondary suite for a senior
• grab bars and related reinforcements around the toilet, tub and shower
• handrails in corridors
• wheelchair ramps, stair/wheelchair lifts and elevators
• walk-in bathtubs
• wheel-in showers
• widening passage doors
• lowering existing counters/cupboards
• installing adjustable counters/cupboards
• light switches and electrical outlets placed in accessible locations
• door locks that are easy to operate
• lever handles on doors and taps, instead of knobs
• pull-out shelves under counter to enable work from a seated position
• non-slip flooring in the bathroom
• a hand-held shower on an adjustable rod or high-low mounting brackets
• additional light fixtures throughout the home and exterior entrances
• swing clear hinges on doors to widen doorways
• creation of knee space under the basin to enable use from a seated position (and insulation of any hot-water pipes)
• relocation of tap to front or side for easier access
• hands-free taps
• motion-activated lighting
• touch-and-release drawers and cupboards
• automatic garage door openers

Tips to Keep your Home Healthy and Efficient this Winter

Here are some tips to follow:

1. Inspect your roof for leaks. Moss is a sure indicator of that moisture is being trapped under your shingles (it should be removed immediately). If you are not comfortable doing this yourself contact a roofing company to inspect if for you.

2. Clean you gutters. Cleaning gutters is a nasty job, but get up there and do it before the snow and ice gets in there. Check for dampness in the basement. You can tell if moisture is coming in from the outside by duct-taping a garbage bag on the basement floor for 24-hours; if you can see the outline of the bag when you remove it, then you have moisture coming through the concrete. “Wet basements are often the result of something changing, Many times it’s that the gutters have filled up or the downspouts are sending water where it doesn’t belong. Now is the time to clean them out and consider installing downspout extensions, which are inexpensive and easy.

3. Check your foundation; a minor issue can be repaired easily while ignoring the problem will lead to thousand of dollars in repairs down the line.

4. Check trees around the house to be sure they’re not threatening wires.

5. Open the panel and look for new scorch marks around breakers or fuses. Also check outlets for scorch marks, which could be a sign of loose and sparking wires.

6. Look for loose outlet covers, receptacles, and loose boxes, which may have to be refastened to the studs while the power is turned off.

7. Try inserting a 5 dollar bill in the gaps around your windows and doors. “If you can do it,” then you know exactly where you’re money is going – out the window, due to energy loss.” Simple do it your self repairs can include caulking. Window treatments are another part of this equasion. Krumpers Solar Blinds can increase your windows energy efficiency by up to 40%.

8. Old paint should NEVER be stored near the furnace. Big time fire hazard. In fact, why are you keeping it at all?

9. Change Furnace Filter. We get a reminder every month in the mail to change our furnace filter,It’s called a Gas Bill. The fine print on most filters say they last “up to 90 days,” but it pays to change them far more often – even once a month – during the heating season.

10. Clean Kitchen Range Filter. And speaking of filters, you know the filter in the hood of your kitchen range, the one that looks like something they’ve been using to clean up the BP oil spill. You can just throw it in the dishwasher and it’ll be as good as new.

11. Don’t forget about the grape Kool-Aid: Pour a package (unsweetened, of course) in the toilet tank in the back; if the water in the toilet bowl turns purple without flushing it, then your toilet is leaking and probably needs a new flapper or other seals.

“When it comes to window coverings, I often see venetian blinds, wooden louvered shades and the old fashioned pull-down cloth blind, but don’t yet see solar blinds. I have mentioned this to some clients and commonly get the response “Well, since regular screens darken the room, solar blinds must be even darker.” The common window screen has a small benefit on reducing the sun’s rays, but it’s minimal. Further, conventional screens do not reduce the glare in a  room.

Reduce Air Conditioning Costs

The summer sun’s rays produce approximately 230 BTU per square foot. This means a large picture window facing south, with an opening of five feet high and six feet long, allows nearly 7000 BTU into your home. This of course, translates into the required cooling load to counter-balance this summer solar gain. As the climate changes, use of air conditioning is rising, dramatically, resulting in more and more electricity being used to feed these units.”

Using Solar Shades to Reduce Energy Costs

“Independent testing shows that most of these shades reflect around 70% of the radiant heat; redirect over 60% of the sun’s rays and reduce the damaging UV rays by close to 90%. If you have a significant number of windows, this could translate into savings upward of 30-40%. Along with the obvious benefits, solar shades have a number of side benefits; they reduce glare, allow some degree of daytime privacy and protect your floors and furniture from fading.”
